How HÛT Architecture worked with Clippings to deliver a contemporary, design-led workplace interior for 23 Capital in central London.
HÛT had been asked to create a new headquarters for 23 Capital, a financing firm to the sports, music and entertainment sectors. The budget was generous and the brief was appealing to the Shoreditch practice, with the opportunity to link two previously separate floors in an open design reflecting the new branding strategy.
“23 Capital really wanted it to be somewhere they were very proud to bring clients. They’re obviously very high-profile clients, so they wanted their office to be a showcase piece. They were prepared to invest in key pieces and a really high level of joinery and finishes.”
The studio wanted to offer a full Cat B fit-out including all furniture and lighting, but they lacked the internal team to deliver a full FF&E service to clients without impacting on other work. And Clippings was ready to step up. The result: a bright, open office space with warm textures and soft colour scheme. We’re not surprised that it was shortlisted for an AJ Specification Award in the category Fit-out and Interiors earlier this year.
Having previously worked with Clippings on commercial projects for British Land, Rachael and Alex contacted their Clippings account manager Louisa and made an introduction to the end-client early on.

Rachael and Alex started by saving products they liked to their project boards in Clippings, where they could easily see and discuss them with each other, their account manager and their client.
“The way the platform works is just amazing: we were able to very quickly get a look and feel together of how the furniture is going to be and share that with clients, without having to put together InDesign presentations and all of that.”
23 Capital was closely involved in the furniture selection throughout, so HÛT presented their suggestions through the Clippings specification platform. “It worked because they could see images, rather than just seeing numbers. You can look at all products together and start to move things, and arrange them by areas rather than just having five pages of furniture.”
When the integrity of design was threatened by the reduced budget for workplace systems, their account manager was there to present the client with alternatives and explain the merits of different products. “We thought we were going to lose the desks, which would have been a real shame because there’re 80 of them and those spaces would have been a lot less designed. Account manager Louisa was fantastic, walking the client through options, quality versus design and showing value for money.”
A Clippings project manager made sure the installation was planned smoothly, including a bespoke boardroom table from Benchmark that required a window to be removed so it could be hoisted in.
“The furniture, especially in a workplace environment, has such a big impact, so it’s obviously nice to complete it and have control over it. We have tried to do it in-house before but it’s time-consuming, especially when you’re juggling other projects. We can source anything and everything that we’d ever want through Clippings – we weren’t restricted to certain brands as we have been with other furniture companies. That gave us a lot of control over how it was going to look in the end.”
